Vacancy - Project Manager

An experienced Project Manager is required by H Sweet and Sons to work on a £12m commercial build project in Edmonton, London from March to December 2019

Reporting to the Contracts Manager, the successful candidate will manage the delivery of the project safely, on time, within budget and to the highest quality.

Project Brief

Conversion of an existing distribution warehouse into a Data Centre. Comprising of re-clad works to existing structure and full internal installation of a steel mezzanine with structural slabs to ground and 1st Floor levels. Including internal fitout of office space. Significant external works which include steel gantries and large plant installations.

Key Responsibilities

Oversee the project’s pre-commencement requirements, including permit submission, discharge of planning conditions and driving upfront design in line with the Information Release Schedule and Design Release Programme.

Create and own programmes for the project, to be fully resourced to facilitate robust procurement of trades and accurate reporting.

Create and manage the budgets for each project, including all procurement requirements of supplies, materials and labour.

Ensure effective communication through regular meetings with the client, design team, key stakeholders and construction team.

Manage client expectations and understand and fully embrace their KPI requirements and adopt a professional and considerate approach to forge and maintain good working relations.

Work closely with the commercial team to negotiate with vendors, suppliers and sub-contractors to de-risk package overspend and implement the supply chain policy.

Review performance against targets; identify and manage potential risks and opportunities.

Establish standards of quality on site and ensure delivery of a quality build in accordance with the project specifications and project requirements. Oversee subcontractors and vendors to ensure quality standards are met through robust procedures, inspections and test plans.

Review monthly costs with the commercial team to ensure that there is no unnecessary waste and to maximise profit.

Maintain the highest standards of health, safety and environmental management, and ensure the construction team complies with standard procedures and processes.

Maintain continuous professional development to ensure appropriate Technical awareness.

Undertake Professional Development Reviews with your team members and provide support and identify relevant training where applicable.

Implement project strategies to achieve the company’s sustainability objectives.

Where applicable, adopt the principles of the Considerate Constructors Scheme and manage community relations; ensure appropriate site image is maintained to encourage repeat business.

Organise the works and supply chain to deliver a coordinated approach and provide the right working environment to avoid disruption between trades.

Undertake the works in the most economic manner to eliminate waste and avoid non-recoverable costs and preliminaries losses; monitor and work to agreed preliminaries budget.

Manage project handover and ensure defect free completion and support the strategy for the closure of snags during the defects period and obtain Certificate of Making Good within 4 weeks of the PC date.

Lead and motivate the works team, provide clear direction and respond to queries to ensure delivery of a quality product.

Person Specification

Qualifications and Training

NVQ Level 4 in construction-related field or time served equivalent (min. 7 years).

The ability to read and accurately interpret programmes, drawings and technical specifications.

Appropriate CSCS card.

SMSTS certificate.

First Aid at Work certificate.

Valid driving licence.

Degree in construction or engineering-related subject.- Desireable

Chartered status e.g. MCIOB, MRICS - Desireable

Experience

Minimum of 3 years project management experience.

Proven track record of successful management of projects including programme and budget.

Worked on different build projects of a value between 2m and 12m - Desireable

Qualities and Attitude

Ability to manage a team, to motivate, mentor, coach and drive a project forward effectively.

Able to manage the supply chain and consultants.

Proactive in liaising with customers.

Strong attention to detail.

Excellent verbal and written communication skills.

High level of commercial awareness.

Team player, with a collaborate approach to work.

Flexible and open to change.

Product Knowledge

Good level of IT skills including Microsoft Excel, Word, Outlook and Project.

Knowledge of Gantt charts and financial management.

Strong knowledge of construction materials, processes and equipment.

Experience in ASTA Powerproject software.- Desireable
